Office Furniture Buyers in Business Bay: Clearing a Floor on Schedule

Office with a wooden desk and desk chair

Business Bay clears more office furniture than almost anywhere else in Dubai, for a straightforward reason: it has a very large amount of mid-size commercial space on relatively short leases, and companies move between floors and buildings here constantly.

The furniture side of that is predictable. The building side is where the schedule goes wrong.

Mixed-use towers are the complication

A lot of Business Bay buildings are residential and commercial in the same structure, which means the service lift you need is shared with residents.

The consequences are practical. Lift slots are contested and have to be booked further ahead than you would expect. Buildings frequently restrict commercial moves to outside business hours so residents and other tenants are not disrupted, which in practice means evenings or weekends. And loading bays are shared, so arrival timing matters more than it does in a purely commercial tower.

Ask building management three questions early: what notice is required for a move-out permit, what hours heavy movements are permitted, and how long a service lift slot can be booked for.

What carries a Business Bay office lot

Most floors here were fitted out in the last decade to a similar standard, and the value concentrates in a small number of categories.

  • Branded task chairs. Usually the most valuable items on the floor. Check under the seat for the manufacturer label before you assume they are generic.
  • Height-adjustable desks with working motors and handsets.
  • Executive furniture. Solid or good-veneer desks, credenzas and meeting tables from director offices.
  • Lockable storage with keys. Pedestals and tambour units without keys lose most of their value.
  • Boardroom tables, if they come apart sensibly and are undamaged.
  • Server racks, safes and AV equipment.

What does not carry it

Movable modular desks and screens can be assessed. Custom counters, fixed partitions and powered installations need their own scope and permissions.

Do not assume every bench system is worthless or every rejected item will be removed automatically. Clarify the accepted furniture and any separate work.

Keep the matching sets together

Count the matching pieces and note faults. Consistency can help reuse, but does not guarantee a higher price for every unit.

If staff or another branch retain items, decide this before quoting and update the buyer when the list changes.

Two things that are not furniture

Confidential paperwork. Clear every pedestal, cabinet and drawer before collection day. Whatever is inside a unit leaves the building inside it, and in an office that is a compliance problem rather than an inconvenience.

IT equipment. Laptops, monitors, phones and networking hardware should be inventoried and wiped separately, not swept into a furniture lot. Decide early who owns that process.

A timeline that holds

  • Six weeks out: confirm what moves to the new floor. Everything else is the lot.
  • Four weeks out: photograph each area, count desks, chairs and storage, note seating brands, get quotes.
  • Three weeks out: agree the buyer, apply for the permit, book the lift.
  • One week out: clear paperwork and personal items, collect every key.
  • Collection: someone with authority on site throughout.

Common questions

Can collection happen outside office hours?

Ask about team availability and management approval before booking.

Will the whole floor be cleared?

Only rely on the agreed scope. List fixed installations, unsuitable items and technical work separately.

What paperwork is needed?

Obtain the current building requirements and confirm what the buyer can supply. Ask your finance team about any company sale records.
