A room-by-room inventory makes a Jumeirah villa furniture enquiry easier to assess. List what is for sale in each room, show damage and note what belongs to someone else or is being kept. Do not decide that every old or stored item is worthless before checking its condition.
Work the other way round. Here is the order that actually makes sense, room by room, with the things worth flagging in each one.
Start with the garage, storeroom and maid’s room
These three rooms hold the surprises. Spare dining chairs, the sofa that was replaced but not removed, a second fridge, garden furniture stacked for the summer, a bed frame from a child who left for university. None of it is in daily use, so none of it is in your mental inventory.
It matters because volume changes the shape of an offer. A buyer pricing a lot wants to know the full load before quoting. Finding an extra bedroom set on collection day is not a pleasant surprise for anyone: it means a second van run that was not scheduled, and it is the most common reason a collection slips into a second day.
Photograph these rooms first, even if the contents look like junk to you. Working appliances hold value regardless of where they are stored.
The majlis
In most Jumeirah villas the majlis is the single most valuable room, and it is valued as one unit rather than as parts.
Complete matters more than condition here. A full set with its low seating, side tables, floor cushions and the rug that goes with it will fetch considerably more than the same seating sold on its own, because the buyer can resell it as a set to somebody furnishing a villa. Split it up and each element becomes an awkward orphan.
Check the frames underneath rather than the upholstery on top. Carved hardwood bases are the part that carries the value. Upholstery can be recovered; a cracked frame cannot be economically repaired.

Formal and family living rooms
Two things decide the number here: what the sofa is covered in, and whether the set is still a set.
Genuine leather is worth having. It marks and softens, and buyers accept that. Bonded leather, which is the material most mid-range sofas sold in the UAE are actually made from, peels away from its backing after a few years in this climate and cannot be repaired at a sensible cost. If your sofa is flaking in small plastic-looking pieces, that is bonded leather reaching the end of its life, and no buyer will pay for it.
Fabric holds up better than people expect, provided it has not been in direct sun. Check the arm nearest the window against the arm furthest from it. If there are two clearly different colours, that is a fade, and it moves the piece down a band. We go into the detail of this in the used furniture value guide.
Dining room
Count the chairs. Six chairs with a six-seater table is a set. Five chairs with a six-seater table is a table and some chairs, and it is worth meaningfully less.
Solid wood tables travel well and resell well. Glass tops are the opposite: they are a transport risk, they chip at the corners, and demand for them has been falling for years. A glass dining table in good condition is still sellable, it just will not carry the room the way a solid wood one does.
Bedrooms
Bed frames and wardrobes sell. Mattresses barely do, and that is worth knowing before you get disappointed. Even a nearly new premium mattress commands a small fraction of retail, because buyers of second-hand mattresses are cautious and the resale market is thin.
Free-standing wardrobes are worth quoting. Built-in wardrobes are not, because removing them damages them and damages your wall, and you will likely be charged for making good at handover anyway. Leave them where they are.
Dressing tables with intact mirrors, bedside sets that match the bed, and any bedroom suite bought as one piece all price better as a group.
Kitchen and utility
Large appliances are straightforward: if it works, it has value. If it works and you can demonstrate it working, it has more value.
Coordinate any safe appliance demonstration with the buyer before disconnection. Follow manufacturer preparation guidance and arrange appropriate technical work where required. A machine that is already disconnected can still be assessed, but tell the buyer what can be verified.
Small appliances, crockery, pans and glassware are usually taken as part of a whole-house lot rather than priced individually. They add to the total, but only as a bundle.
Garden and terrace
This is where Jumeirah loses the most value to the climate. Aluminium and good-quality synthetic rattan survive; untreated steel rusts through at the joints; timber that has gone unoiled through a couple of summers splits along the grain.
Show the actual cushion condition, including fading, tears, staining and odours. Do not assume all outdoor cushions are unusable. State whether they are included and ask about acceptance.
Send an accurate inventory and compare the scope
Send the complete inventory first, including the garage, storage and garden items you want assessed. Identify unusual or potentially valuable pieces separately.
A combined collection can simplify planning, but it does not always pay more per item. Compare a lot offer with any realistic private sales and the cost of remaining removal. Read our valuation guide and selling-options comparison.
Send Al Madina the inventory, with access and the handover date. Confirm accepted pieces and exclusions through our home clearance enquiry.
